Record-breaking year for Heitman, with 22,000 m2 of office space leased during 2015

Heitman, the real estate investment management firm, has reported an impressive display of office leasing activity for 2015.  Heitman signed leasing contracts for over 22,000 m2 of office space during the year, this was an increase of 7000 m2 from 2014 and represented 10% of all office space rented across Bratislava (220,000 m2 reported by Bratislava Research Forum). Such strong performance secures the firm’s position as one of the largest landlords of office space in Bratislava, with premium buildings including the Aupark Tower, BBC5, BBC4, BBC3 and CEOP.   “2015 saw a strengthening in demand for quality office space in the most sought after locations, as the recovery in the Slovak economy fed into tenant demand, with companies once again expanding. Last year’s record-breaking performance also reflects the excellent work done by the Heitman team in Bratislava.  Our success has largely been down to our commitment to working closely with our tenants, understanding their requirements and continuously responding to their needs. So far, 2016 has seen a continuation in demand and the key for all office building owners will be maintaining high standards of service and adding value on all fronts," says Lucia Šimeková, Leasing Manager at Heitman in Bratislava.  

Of the 22,000 m2 of office space leased by Heitman in 2015, 55% was new take up and 45% came from existing tenants expanding their offices. IT companies made up the largest group of tenants in 2015. These forward-thinking companies are increasingly interested in taking advantage of the synergies on offer when sharing a building and Heitman is seeing IT hubs forming within their properties.  

This proliferation of IT companies was one of the reasons why Resco, the prominent Slovak IT company, decided to locate in Heitman’s BBC5 building: "When we were looking for a new office for our expanding team, we were attracted to BBC5 because of the large number of IT companies already in the building. The attractive location near city centre, high standard of interiors and wide range of services then sealed our decision," said Eduard Kirchner, Senior Partner at Resco, global leader in mobile solutions development.
