Heitman, the real estate investment management firm, announces a record in office leasing

Heitman, the real estate investment management firm, has announced a positive and active H1 in Bratislava. The firm has reported strong results so far in 2015, surpassing the previous year’s record already.  Heitman’s success has been driven by creative asset management and a strengthening in demand for its office space.  The firm reported a broad-based improvement in the underlying Bratislavan occupier base and believes the market recovery to now be firmly underway.Heitman, the respected real estate investment manager, reports on an impressive record of office leasing activity in Bratislava for H1 2015, boosted by strengthening occupier demand and the overall market recovery. During H1 2015, the Heitman Bratislava team leased over 18,000 sqm of office space, already surpassing the 15,000 sqm leased over the entire year in 2014.  According to the Bratislava Research Forum, there has been a 30% increase in leasing activity from Q1 2015 to Q2 2015 in Bratislava, amounting to 43,455 sqm of new transactions in the market.

Heitman specializes in well-located, good quality office buildings.  In Bratislava, the firm owns the premium buildings Aupark Tower, BBC5, BBC4, BBC3 and CEOP.  During H1 2015, occupancy in BBC5 rose from 80% to an impressive 93%. Similarly, occupancy within Aupark Tower increased from 90% to a record, full-capacity 100%. New occupiers within these premium buildings are all strong tenants on long leases and include BIOGEN, VEMA, CÍGLER SOFTWARE, and ING.  

BBC5 is considered by its new occupiers to be the perfect office space within which to grow a new commercial team.  Speaking on behalf of ING, Sergei Svets, Strategic Portfolio Manager, said: “The BBC5 building was an obvious choice for relocating our fast growing Global Services & Operations (GSO) Hub in Bratislava. Heitman is continually investing in improvements to its buildings and responds constantly to tenants’ requirements. The firm is currently preparing its buildings with a view to obtaining BREEAM, the green certificate.  It also plans to expand the bike parking and reorganize the underground parking for its tenants’ employees within BBC5.
