BREEAM rating of “Excellent” for Aupark Tower

Bratislava, February 2017

Less than a year after Aupark Tower received the prestigious BREEAM certificate rating “Very Good”, the Bratislava office building renowned for its distinctive silhouette has been awarded the higher level “Excellent” rating.  The building was awarded “Excellent” in BREEAM In-Use in both assessed categories; asset performance and building management. Aupark Tower now joins an elite group of buildings which offer sustainability, energy efficiency and a healthy working environment, as tenants increasingly seek buildings with green credentials.  According to the Slovak Green Building Council, BREEAM and LEED green certificates have been awarded to approximately 20 office buildings in Bratislava, including the BBC5 building which is also owned by Heitman Real Estate Fund.  “This new award confirms the elite position of Aupark Tower in the Bratislava real estate market” said Jan Kubíček, from Portfolio Management at Heitman Real Estate Fund.  “The achievement of BREEAM “Excellent” recognises our efficient use of resources and the significant efforts and investments we have made.  Tenants in sustainable buildings benefit from energy efficiencies, as well as enjoying constantly improving services as we re-invest cost savings back into our buildings”.

Tomáš Hettych, HSE Manager CZ-SK at Sanofi/Zentiva Slovakia echoes this. “When choosing our company office, we certainly take into account whether the building has a green certificate in order to ensure energy savings. Sustainability is very important to our group. Our factories and branches respect corporate standards and Sanofi aims to be a leader in sustainability. For example, we appreciate the new elevator logic in Aupark Tower, with elevators used more efficiently resulting in significant electricity savings for us”. Heitman Real Estate Fund is one of the biggest owners of office space in Bratislava.  The Fund’s long-term commitment to investing in its buildings, and its expertise in active management, has had a positive impact on the Fund‘s leasing results. Last year, the Fund leased a record-breaking 24,000 sqm of office space in Bratislava and its premium buildings Aupark Tower, BBC5, and CEOP are fully occupied.

What is BREEAM? Building Research Establishment Environmental Assessment Method (BREEAM) is one of the most respected and complex assessment systems in global real estate, assessing the impact that buildings have on the environment.  BREEAM sets standards for best practice in the area of sustainable design, construction and the operation of buildings. It provides a wide range of assessment levels based on energetic and environmental criteria and categories. Categories include energy and water, indoor areas (health and comfort), toxic substances, traffic, materials, waste, the use of soil, ecology and management processes. The process of BREEAM certification assesses technical properties of a building, but also its operation and management. The difference between Very Good and Excellent lies in the score guaranteeing that a building’s operation allows energy saving, resilience to climate change, respect for biodiversity, control of emissions, waste sorting, monitoring and maintenance of technologies creating a healthy working environment for tenants. BREEAM was first introduced to evaluate commercial buildings in the United Kingdom in 1990 and has since been adopted in over 50 countries. For more information see www.breeam.org
